Housing Scheme – DDA Introduces Discounted Narela Flats for Working Professionals in 2026

Housing Scheme –The Delhi Development Authority (DDA) has unveiled the Karmajeevi Awaas Yojana 2026, introducing a new housing initiative that offers a 25 per cent price reduction on more than 1,200 ready-to-move apartments in Narela. The scheme is intended to make home ownership easier for government employees and professionals from different sectors while supporting the city’s planned urban expansion. Registration for the scheme will begin on July 24, while bookings will start on August 15 through the First Come, First Serve (FCFS) system on the DDA Awaas Portal.

Scheme Targets Government Employees and Professionals

The housing programme has been launched under the guidance of Lieutenant Governor Taranjit Singh Sandhu with a focus on widening access to affordable residential properties. It has been designed for serving and retired government employees along with professionals working in private companies, businesses, startups and other professional fields.

According to the DDA, the initiative recognises the contribution of people involved in public service and economic development by providing them with an opportunity to purchase quality housing at reduced prices. The authority believes the scheme will encourage more families to invest in permanent homes within Delhi’s expanding urban landscape.

Flat Prices and Housing Options

The project includes over 1,200 completed apartments in one-bedroom, two-bedroom and three-bedroom configurations. Buyers will receive a uniform 25 per cent discount on the listed prices.

Following the price reduction, the starting cost of a one-bedroom flat has been fixed at ₹33.40 lakh. A two-bedroom apartment starts at ₹75.55 lakh, while a three-bedroom unit is available from ₹1.065 crore. Since all units are ready for possession, successful applicants will not have to wait for construction to be completed before moving in.

Narela Emerges as a Key Residential Destination

The apartments are located at Pocket-11, Sector A1-A4 in Narela, an area that has witnessed rapid infrastructure development in recent years. The DDA said the location has become increasingly attractive because of expanding transport links and the development of educational and recreational facilities.

The housing complex is situated around 1.2 kilometres from the upcoming Metro station and approximately 1.9 kilometres from the proposed Regional Rapid Transit System (RRTS) station. It is also close to the Narela Sports Complex, the proposed Education Hub and the planned Integrated Sports Stadium. Major roads, including Urban Extension Road-I, GT Karnal Road and Urban Extension Road-II, provide convenient connectivity to other parts of Delhi.

In addition to transport advantages, the residential complex overlooks the Mamurpur Forest and is surrounded by green spaces, offering residents a quieter environment while remaining connected to important city infrastructure.

Strong Buyer Interest in Narela

The DDA highlighted that homebuyer demand in Narela has continued to rise. During the first quarter of the current financial year, the authority sold 1,284 residential units, generating revenue of more than ₹1,020 crore.

Out of these sales, 1,153 apartments were purchased in the Narela Sub-city alone, accounting for nearly 90 per cent of the total transactions. The figures indicate growing confidence among buyers in the area’s long-term residential and investment potential.

Buyer-Friendly Features Included

The authority has incorporated several features intended to simplify the purchase process. All apartments under the scheme will be offered on a freehold basis, allowing buyers full ownership rights.

Existing property ownership will not prevent applicants from participating in the scheme. Buyers will also have the option to merge adjoining flats, provided the proposal complies with DDA regulations. In addition, the complete application and booking process will be conducted online through the DDA Awaas Portal, making the process more convenient and transparent for applicants across different categories.
