Housing – DUAC Turns Down Revised Plans for Sarojini Nagar Redevelopment
Housing – The Delhi Urban Arts Commission (DUAC) has declined to approve the latest building plans submitted for the redevelopment of General Pool Residential Accommodation (GPRA) colonies in the Sarojini Nagar area, citing multiple inconsistencies and lack of clarity in the proposal.

Concerns Raised Over Revised Submission
According to official records from the commission’s April meeting, the revised proposal did not meet the required standards for approval. The project, which includes the construction of nine residential towers with two basement levels, a ground floor, and ten upper floors, was found to contain several discrepancies. Officials noted that the submission lacked sufficient detail and coherence, making it difficult for the commission to properly assess the plan.
The redevelopment initiative had earlier received approval in 2020. However, the latest version of the building plans, submitted earlier this month, appears to have undergone substantial changes, prompting closer scrutiny by the panel.
Significant Design Changes Noted
The commission observed that the revised plans differ significantly from the earlier approved design. Key elements such as the façade and internal layout of the residential towers have been altered extensively. These changes were not aligned with the previously approved 3D visual representations presented during the initial clearance phase in January 2020.
Officials emphasized that such major deviations require a more comprehensive and clearly structured submission. Without proper documentation and consistency, the commission found it difficult to evaluate whether the revised design meets urban planning and aesthetic standards.
Lack of Detail on Key Features
One of the notable aspects of the proposed development is the inclusion of ‘sky garden terraces’ on top of the tower blocks. While the concept suggests an effort to incorporate green spaces within the project, the commission pointed out that these features were not adequately explained in the submission.
The absence of detailed descriptions, technical specifications, and design clarity regarding these terraces contributed to the rejection. Authorities stressed that innovative features must be backed by thorough documentation to ensure feasibility and compliance with planning norms.
Commission Seeks Revised and Coordinated Plans
In its response, the DUAC has asked for a fresh submission that addresses the identified issues. The commission has recommended that the revised proposal should include clear nomenclature, corrected details, and better coordination across all design elements.
Officials indicated that a more structured and transparent approach would help the commission better understand the intent and execution of the project. Only after such improvements are made will the proposal be reconsidered for approval.
Project Importance and Next Steps
The redevelopment of GPRA colonies in Sarojini Nagar is considered a significant urban housing project aimed at modernizing government residential infrastructure. Given its scale and location, the project holds importance for both housing availability and urban design in the national capital.
However, the latest development highlights the challenges involved in aligning large-scale redevelopment projects with regulatory and design expectations. Authorities are now awaiting a revised submission that meets all required standards and provides a clearer vision of the project.
Until then, the approval process remains on hold, delaying further progress on the redevelopment initiative.
