DelhiHousing – The Delhi Urban Arts Commission has declined the latest building proposal for the redevelopment of General Pool Residential Accommodation colonies in Sarojini Nagar, citing multiple inconsistencies and lack of clarity in the submitted documents.

Commission Flags Gaps in Revised Submission
According to official records from a recent meeting, the Delhi Urban Arts Commission (DUAC) found several discrepancies in the revised building plans submitted earlier this month. The proposal, which is at a formal approval stage, was reviewed and ultimately rejected due to insufficient details and coordination issues within the design documents.
The redevelopment plan focuses on constructing residential apartments along Africa Avenue. It includes nine high-rise towers, each designed with two basement levels, a ground floor, and ten additional floors. However, the commission noted that the updated submission did not provide the clarity expected at this stage of evaluation.
Significant Changes From Earlier Approved Design
The Sarojini Nagar GPRA redevelopment project had previously received approval from the commission in January 2020. At that time, the proposal included specific architectural designs and visual plans. However, the latest submission appears to diverge considerably from what was initially cleared.
Officials observed that the revised plans introduced major changes to both the external appearance and internal layout of the residential towers. The facade design and overall planning scheme no longer align with the earlier approved 3D representations. This level of alteration prompted the commission to question the consistency and coherence of the project’s evolution.
Concerns Over Design Elements and Details
One of the notable features in the redevelopment plan is the inclusion of ‘sky garden terraces’ on top of the towers. These spaces are intended to enhance green living and provide recreational areas for residents. Despite their importance in the design concept, the commission highlighted that these terraces were not adequately explained or illustrated in the submission.
The absence of detailed specifications for such key elements raised concerns about the practicality and execution of the design. DUAC emphasized that all major architectural components must be clearly defined to ensure proper assessment and alignment with urban design standards.
Call for Revised and Coordinated Proposal
In its remarks, the commission advised the project proponents to prepare and submit a thoroughly revised version of the plan. This updated submission should address all inconsistencies, provide clear terminology, and incorporate necessary corrections to improve overall understanding.
Officials stressed the need for better coordination across all aspects of the proposal, including architectural drawings, design descriptions, and supporting documents. A more structured and detailed presentation would allow the commission to review the project more effectively in future discussions.
Project Remains Under Review
The redevelopment of GPRA colonies in Sarojini Nagar is part of a broader initiative aimed at modernizing residential infrastructure in the capital. While the project has already received initial conceptual approval, the latest setback indicates that further refinements are required before construction can proceed.
The commission’s decision does not permanently halt the project but signals the need for greater precision and adherence to approved guidelines. Once the revised plans are submitted with the required improvements, they may be reconsidered for approval.
For now, the redevelopment remains under review, with stakeholders expected to revisit the design and address the concerns raised by the DUAC.
